Grange Services Limited is responsible for arranging all the routine maintenance of buildings and the surrounding gardens to a high standard and cost-effectively.
The Grange gardens are very beautiful and well maintained. Many residents come with a lifetime of gardening expertise and look forward to the enjoyment without the physical effort. However, on the ground floor they are able, if they wish, to maintain their own patio gardens (these are not part of the leasehold). On the first and second floors most apartments have balconies where the residents have tubs full of shrubs and flowers.
General building maintenance, window cleaning quarterly, gutter clearing and minor repairs: all are arranged by the manager. The most major work is external painting. This is done every four or five years and is vital for the preservation of timber and general appearance of The Grange. Requiring less regular attention are items such as general resurfacing, replacing guttering and paying for electrical inspections. Grange Services has a reserve fund, built up from moderate monthly payments collected through the service charge, to pay for long-term maintenance work. These funds are reviewed annually with the intention of having sufficient in reserve to meet contingencies.
